CANMORE – Canmore will soon have a third large-scale grocery store.
IGA was announced as the long-awaited grocery store to come to The Gateway at Three Sisters in 2026, depending on when development permit approval is received.
IGA, which operates under the Sobeys Capital Inc. banner, will have a 22,000-square-foot store in The Gateway and be located at 300 Cascade Dr.
“We are thrilled to welcome IGA to The Gateway at Three Sisters,” said Sam Sidhu, development manager for the project, in a media release.
“The residents of Canmore and the surrounding communities have been eagerly awaiting a new grocery store for some time. The new IGA will service their needs and establish The Gateway as a key destination for the area’s growing population.”
Canmore has two large grocery stores in Save-on-Foods and Safeway, but both are located at the opposite end of the Three Sisters area of the community. Rusticana Grocery is downtown on Main Street and Silvertip has a small market.
Construction in the area for underground utilities, site servicing and roadwork is ongoing. Work on the roundabout in the area is also continuing and is expected to be finished this summer.
The first phase of construction at The Gateway will have four buildings for residential and commercial use. Two further phases are part of the project and full build-out is expected to be five to six years.
The Gateway was approved by Canmore’s Subdivision Authority in late 2021 for the 18.77-hectare site.
A 239-unit residential project was approved by the Canmore Planning Commission on Wednesday (June 19) after it was postponed in May. The build will have four apartments and three townhomes.
In the coming years, the area of Three Sisters will undergo development with both the Three Sisters Village and Smith Creek area structure plans being adopted by council after the Land and Property Rights Tribunal ordered both to proceed.
In addition to existing residential in Stewart Creek and other areas of Three Sisters Mountain Village, the two new ASPs will add between 7,700-15,000 visitors and permanent population. The two plans are projected to have a combined 4,000-7,150 residential units.
The Gateway at Three Sisters will have 290,000 square feet of mixed-use residential and commercial space, including retail, gas station, office, wellness facilities, an off-leash dog park, playground, restaurant space and employee housing. It’s set to open the first phase next summer.
